As we move into the heart of spring, the real estate market across Glendora, San Dimas, La Verne, Covina, and nearby communities is showing clear signs of momentum. Whether you're thinking of buying, selling, or just keeping a pulse on the market, here’s what you should know.
More homes are coming to market this season compared to the same time last year, giving buyers slightly more options. However, inventory is still well below what we’d consider balanced. In most of our coverage areas, well-priced homes are receiving strong interest—sometimes multiple offers—especially in desirable school districts or walkable neighborhoods.
Home values remain strong in Glendora, San Dimas, and La Verne, with the median price for single-family homes in many ZIP codes either holding firm or ticking upward slightly. In Covina and surrounding areas, we’re seeing a healthy mix of new listings and buyers taking advantage of stabilized interest rates.
After a few years of volatility, mortgage rates have found some stability in early 2025. Many buyers have adjusted to the new normal and are locking in rates with confidence. This has brought more serious buyers into the market, particularly those looking to make a move before summer.
