How Long Does It Take to Buy or Sell a Home? A Realistic Timeline

Buyer's Guide The Mark & Al Team April 21, 2025

One of the most common questions in real estate is: "How long does it take?" Whether you're buying or selling, understanding the general timeline can help you plan ahead, avoid stress, and set realistic expectations. While each transaction is unique, this guide outlines the typical steps and timeframes involved.

Timeline to Sell a Home

1. Pre-Listing Preparation (1–2 weeks)

Before your home hits the market, you'll want to make it shine. This phase includes cleaning, decluttering, staging, minor repairs, and possibly a pre-inspection. Your real estate agent will also work on pricing strategy and marketing materials.

2. Listing to Offer (varies: a few days to several weeks)

How quickly your home goes under contract depends on market conditions, price, and presentation. In a hot market, offers can come in within days. In a slower market, it may take weeks or months.

3. Under Contract to Closing (14–45 days)

Once you accept an offer, the escrow period begins. This stage includes the buyer’s inspections, appraisal, financing approval, and final walkthrough. Assuming no major issues arise, most transactions close within 21 to 45 days—but in some cases, it can move even faster if all parties are prepared and responsive.

Timeline to Buy a Home

1. Home Search Phase (a few weeks to several months)

Every buyer is different. Some find their dream home right away; others take months. Factors like budget, inventory, and location will influence your timeline.

2. Offer Accepted to Closing (14–45 days)

After your offer is accepted, the process enters escrow. During this time, you’ll work through contingencies like inspections and loan finalization. Lenders typically need at least 21 days to close a loan, though in some cases the process can be completed more quickly with efficient coordination and proactive communication.

What Can Affect the Timeline?

  • Market Conditions: In a seller’s market, homes sell faster; in a buyer’s market, sales may take longer.

  • Financing Delays: Issues with loan approval or appraisal can slow things down.

  • Inspections and Repairs: Negotiations after the inspection may require more time.

  • Contingencies: If the sale depends on selling another home, that can extend the timeline.

Tips for Staying on Track

  • Get pre-approved before house hunting.

  • Hire experienced professionals (agent, lender, escrow officer).

  • Respond promptly to paperwork and requests.

  • Be proactive with inspections and negotiations.

All-in-All

While no two real estate transactions are exactly alike, understanding the typical process and timelines can help you plan ahead. Whether you’re buying, selling, or doing both, working with knowledgeable professionals will make the journey smoother and more predictable. Stay flexible, stay informed, and you’ll be closing with confidence in no time.
